It's a document, usually prepared by a surveyor, listing the repairs, reinstatement and redecoration a tenant needs to carry out at the end of a lease to meet its terms.

Should a tenant do the works or pay the landlord's claim?

It depends on the lease and the timing, and your surveyor or solicitor should advise. Many tenants find it cheaper and quicker to have the works done before the lease ends, which is where we can help.
